
Booking Terms & Conditions
1. Booking Confirmation and Payment

When a Guest makes a booking through Dorset Coastal Holidays, the booking is subject to availability and confirmation. A booking will be confirmed once full payment is received, or a deposit is made if applicable.

The Guest agrees to pay all charges associated with the booking, including any additional fees, taxes, or incidental charges incurred during their stay.

2. Cancellation Policy

Guest Cancellations: Once a booking is made, it is non-refundable, except where the booked dates are successfully relet. If the Guest cancels their booking, they will not receive a refund unless Dorset Coastal Holidays is able to relet the Property for the same dates. In such a case, the Guest will be refunded the amount paid for the rebooked dates, minus a [insert cancellation fee] administration fee.

Owner Cancellations: If the Property Owner cancels the booking for any reason, the Guest will be offered a full refund or the option to rebook an alternative Property of equal or greater value, subject to availability.

3. Guest Responsibilities

The Guest agrees to use the Property only for lawful purposes and in accordance with these Terms.

The Guest is responsible for all individuals in their party and ensuring that they comply with the House Rules provided by Dorset Coastal Holidays.

The Guest must leave the Property in a clean and tidy condition at the end of the stay and report any damage or breakages immediately to Dorset Coastal Holidays.

Damage and Breakages: In the event of damage or breakages caused by the Guest or their party:

For bookings made via Airbnb: The Guest acknowledges that Airbnb's AirCover protection applies to any damage or breakages during their stay. Any claims for damage will be handled directly through Airbnb's platform, and Dorset Coastal Holidays will not be responsible for pursuing or processing damage claims in these cases.

For direct bookings or other platforms: The Guest agrees to cover the cost of any damage or breakages caused during their stay. Dorset Coastal Holidays reserves the right to deduct the cost of repairs from the security deposit or charge the Guest directly if no deposit is in place.

4. Property Compliance

The Property Owner is responsible for ensuring that the Property meets all legal requirements and is fit for habitation during the Guest’s stay. Dorset Coastal Holidays will facilitate and manage the booking and occupancy of the Property but will not be held liable for any legal non-compliance or issues relating to the condition of the Property.

5. Force Majeure

Dorset Coastal Holidays does not accept responsibility for events beyond its control, including but not limited to natural disasters, adverse weather conditions, pandemics, strikes, or other force majeure events that may affect the Property’s availability or the Guest’s stay.

6. Travel Insurance

Dorset Coastal Holidays strongly recommends that all guests take out travel insurance to cover unexpected events that may affect their booking, including but not limited to cancellations, travel disruptions, or personal injuries.

7. Additional Charges and Fees

Any additional charges such as cleaning fees, extra guest fees, or other incidental charges will be clearly communicated at the time of booking and must be paid prior to check-in.

8. Property Access

Dorset Coastal Holidays or its representatives reserve the right to access the Property during the Guest’s stay for necessary repairs, maintenance, or in case of an emergency. The Guest will be notified in advance of any planned visits, except in the case of an emergency.

9. Noise, Behaviour, and Local Law Compliance

Guests are expected to conduct themselves in a respectful manner and ensure that noise levels are kept to a minimum, particularly during night-time hours. All local laws, including noise ordinances and health and safety regulations, must be followed during the stay.

10. Pets Policy

Pets are permitted or not permitted at the Property, depending on the specific Property's policy. The Guest is required to check the individual Property listing to confirm whether pets are allowed for their specific booking.

If pets are allowed, the Guest agrees to comply with the specific pet policy for the Property, including keeping pets on a leash, cleaning up after them, and ensuring pets do not cause damage or disruption.

An additional charge of [insert amount] may apply for guests bringing pets, and this will be communicated at the time of booking.

11. Lost or Left Items

Dorset Coastal Holidays will make reasonable efforts to return any lost or left items found at the Property. Any return of items will be at the Guest's expense. We are not responsible for any lost or left items after the Guest’s departure.

12. Maximum Occupancy

The maximum occupancy for each Property varies and will be specified on the individual Property listing. The Guest agrees not to exceed the stated maximum occupancy for the Property, unless otherwise agreed in writing in advance with Dorset Coastal Holidays.

Additional guests beyond the specified occupancy limit are not permitted, and any violation may result in the immediate termination of the booking without refund.

13. Damages and Security Deposits

For all direct booing, a refundable security deposit of £150 will be collected at the time of booking or upon arrival. This deposit will be returned after the Property is inspected, minus any costs for damages or excessive cleaning.

14. Dispute Resolution

In the event of a dispute, Dorset Coastal Holidays will work with the Guest to resolve the issue amicably. If an agreement cannot be reached, the dispute will be subject to the jurisdiction of the courts of England and Wales.

15. Third-Party Booking Platforms
-
If your booking is made through a third-party booking platform, such as Airbnb, you also agree to the terms and conditions of that platform. In case of any conflict between the platform’s terms and these Terms, these Terms shall take precedence regarding the booking facilitated by Dorset Coastal Holidays.
